NE Portland Mudroom Remodel
In this project in Northeast Portland, we needed to Revive a very old and dilapidated mudroom that lacked usability and safety. It was cold in the winter due to the original single-pane windows, the riser heights on the stairway were uneven, creating a tripping hazard, and there was no handrail. In addition, there was no flooring (just subflooring), a dirty, unusable storage area beneath, an unvented dryer, as well as moisture issues in the basement.
The Approach: Rebuilding with Function and Craftsmanship
Our goal was to deconstruct and rebuild the existing mudroom, which also functioned as a laundry room and storage, while still staying true to the spirit of their one-hundred-year-old historical Craftsman-style home. After executing lead paint remediation, we began the rebuild.
Interior repairs
Added 4, high insulation, energy efficient windows and trim
Installed Batt insulation in the walls
Added new exterior door with window for additional light to the stairway to the basement
Rebuilt and reinforced entire interior framing structure
Installed new click lock flooring
Installed base trim
Mechanical Upgrades
We repaired a dryer vent and properly routed it
Installed a fan with a humidistat for the basement to remove excess moisture from the air once a moisture content that is too high is detected
Exterior Repairs
Installed new drip edge roof flashing
Installed new T1-11 siding
We added 4’ wide steps and a 3’ x 4’ landing
The Result: A Safer, Brighter, and More Usable Mudroom
Once we completed the project, our clients now have enough room to allow for two people to sit and soak up the sun on a summer day, along with a large awning finished in a Craftsman-style aesthetic to account for Oregon sideways rain. The interior and exterior feature handrails for accessibility purposes.
The repair of the stairs, proper dryer venting, and installation of humidity-controlled ventilation all increased the home’s safety and indoor air quality. The new windows and solid-core exterior doors will help greatly reduce overall energy bills. The project was finished off with a great paint job by Stubblefield Painting!
